• If you are unable to buy a property now, how about a property lease option?

    Property lease options are the solution to people’s property dilemmas, but so many of these people are unaware of how they work and how they can offer another way to invest.

    Having looked at this forum thread, there are lots of people in this situation as lending criteria continues to become increasingly stringent. Lenders can also move the goalposts without warning. This has made is exceedingly difficult for first time buyers to own a property of their own.

    The solution is to find a motivated seller who is unable to sell and is willing to give you time to build the deposit required by the lenders, this can be facilitated through legal paperwork with an property lease option – which is the option to buy in a few years time.

    In return for this opportunity you put down a small deposit, say 3-5% and make a monthly payment towards buying the place and agree a fixed price and a timescale within in which you would exercise your option to buy.
